Appeal your property taxes?

Hey, Philly Property Owners (and everyone else, but this week’s lead piece specifically applies to Philly property owners)—
As I discussed in detail on August 18th, the City of Philadelphia has finally released their 2024 tax assessments. The tax assessments did not change from 2023, when the city hit many property owners with draconian increases. Even though your assessment did not change from 2023 to 2024, you may still think your assessment is too high or perhaps you are just unsure. One of the questions I am asked most from clients, neighbors, and ATB readers is “Should I appeal my property tax assessment, and if so, what is the easiest and least expensive way to do it?” If you want to know if your assessment is too high, and are deciding whether an appeal is worthwhile, note that the appeal filing deadline is October 2, 2024.

I have always had solid contacts for appraisers and attorneys who can handle the Philly tax appeal process and have recommended them in the past. But now there is a more streamlined, less expensive approach. Incenter Tax Solutions is a company that specializes in property tax appeals, and they make the process affordable and simple.
Incenter will provide a free professional review of your current assessment and advise whether your property taxes are properly assessed. If they are, you are good for 2024. Nothing to do. If Incenter determines your assessment is high, then they can handle the appeal. Incenter handles all appeals on a contingency basis. So, no cost to you unless Incenter wins the appeal. If they do win (and they state their win rate is 94%), then their fee is 50% of your tax savings for the first year. All subsequent years’ savings stay 100% with the property owner. So that is it. No risk. No work. Nothing to do but see if they Incenter can lower your 2024 property taxes. Also, once you engage Incenter, they will automatically check your assessment in future years and let you know if they are high, and an appeal would be worthwhile.
Please know that I have no affiliation with Incenter (nor does the City Block Team or Compass), and I get nothing from your use of their services. Okay, actually I get one thing. The opportunity to help clients and ATB readers save some money on their real estate taxes or at least have confidence that their assessment is good, and they are not missing that opportunity. Basically, the chance to provide value, which is always my goal as a Realtor. By the way, I did try Incenter for my home. My assessment was fair, so no appeal.
Two options if you want Incenter to evaluate your 2024 tax assessment–You can email me directly with your contact information, and I will forward it to Incenter on your behalf. I am set up to easily do this. Or you can go to Incenter’s web site and submit your information yourself. Either way you can go to their website to check out their exact procedures and fees and any other information. Finally, if anyone has any specific questions for me, or prefers the appraiser/attorney approach, please just reach out, and I can help with that as well.
