2024 Philly Property Tax Assessments are Online

|
Back from a wonderful week visiting the Redwoods in Northern California. From Muir Woods all the way up to Jedediah Smith State Park. The California Coast Redwoods are literally awesome. I will write more about this incredible trip and include some cool photos in an upcoming ATB.
But big news this week, at least for Philly Tax Wonks! You know, all five of us. The 2024 Tax Assessments are finally available online… and… drumroll, please… more drumroll… they are the exact same as in 2023. Unchanged.
This is a welcome change after the draconian increases that many Philly property owners faced in 2023. So, you can go to https://property.phila.gov/ and confirm your 2024 tax assessment. They should be the same as 2023. A few key items to consider:
1. If your Philly property is your primary residence, you are likely eligible for the $80,000 Philadelphia Homestead Exemption. This will reduce your property tax by exactly $1,119.84 per year. So, please go to the above site and confirm that your home has the $80,000 exemption listed for 2024. The Homestead Exemption automatically rolls over from year to year, so if you saved the $1,120 in 2023, you should be good for 2024. But can’t hurt to check. There are a couple of circumstances where you may not have it, and you need to take action. For example, if you purchased your property in 2023 (especially if the previous owner did not have it) or if your tax abatement expired this year.
2. Note that you are not eligible for more than one Philadelphia property tax exemption. So, if you enjoy the 10-year tax abatement or the LOOP exemption, then you are ineligible for the Homestead as well. Also, if you use your property for business or rental income, then you are not eligible unless you also use the property as a primary residence, in which case you can claim a partial exemption.
3. You can go to https://property.phila.gov/ to determine your property tax. Just make sure the Homestead Exemption dropdown is set to $80,000 (if applicable) to obtain the correct amount.
4. Finally, if you do not have the $80,000 Homestead Exemption and you believe you are entitled to it, then go to this site and apply. Any questions about eligibility or the application process? Please contact me directly.
That is it. The Homestead Exemption is an easy way for Philadelphia homeowners to save $1,120 a year, which you are entitled to by law.
Finally, one last point. Even though your 2024 assessment has not changed from 2023, that does not mean you cannot appeal it if it is too high or not uniform with similar properties in your neighborhood. I will write about the appeal process and discuss some options for property owners in an upcoming ATB. Dog Day of Summer in Manayunk takes place on Saturday, August 19, 2023, from 11 a.m. – 4 p.m. An annual event that is fun for dogs and (adult & kid) humans alike! Enjoy a full day of Pup-related stuff on Main Street, great food (for humans and canines), and happy hour specials as well (obviously for humans, since no dogs are over 21). Just show up and enjoy the Puppy Park & Agility Course, Pawesome Photo Booth, Cookie Decorating, Breed Meetup, and Adoption Events. Get all the details here.
Shark Summer at Camden Aquarium ends this Sunday! See sharks, be surrounded by sharks (literally, in the shark tunnel), learn about sharks, touch sharks, and spend money on shark-related merchandise. If your kids (or you) are into sharks, Shark Summer is where you want to be this weekend. Tickets range from $19-$28 depending on member status and “plan ahead pricing.” This exhibit runs through August 20th at Adventure Aquarium, 1 Riverside Drive, Camden.

The Traveling Tap Comes to Clark Park
|
|
Parks on Tap is a traveling beer garden that visits many of our city’s awesome parks throughout the summer. The concept is simple– a natural, green area where friends and families can meet, eat, drink, and have fun. This weekend’s location is Clark’s Park in West Philly! The tap runs from 12pm – 10pm on Saturday and Sunday. A portion of the proceeds from Parks on Tap benefit the Fairmount Park Conservancy.

The PECO Multicultural Series hosts the Festival of India on Saturday, August 19, from 12 p.m. to 7 p.m. at Penn’s Landing. You can celebrate India’s 76th Independence Day with various cultural organizations, Indian cuisines such as chicken tikka masala, lassi, vada pav, dosa, classical and Bollywood performances, music, shopping, henna tattoos, and much more. The festival is presented by the Council of Indian Organizations in Greater Philadelphia (CIO), a 501(c)(3) non-profit organization. There is no charge to attend.
Also presented at Penn’s Landing as part of the PECO Multicultural Series is the 37th Annual Philadelphia Caribbean Festival on Sunday, August 20, from 12 pm-8 pm. Authentic island sounds such as reggae, roots international beat, soca, cool jazz, gospel, and creative dances will be featured at the Festival, as well as Caribbean fashions and exotic food, including jerk chicken, rice and peas, curried goat and chicken, codfish cakes, and Caribbean slaw. There will also be face painting, bead-making, balloon sculpture, and bean bag games at the Caribbean Children’s Village. This event is also free to the public.
Xfinity Live! is hosting the Philadelphia Taco Festival for its 6th year on August 19th & 20th from 2pm – 8pm on both nights. Festival organizers boast that attendees will be in for an action-packed weekend filled with tacos, margaritas, fun, games, and authentic Mariachi music, all while enjoying live bands on stage! There will be over 20 of Philadelphia’s favorite restaurants, food trucks, and eateries serving an amazing variety of tacos (over 75 varieties!) and other food items such as Mexican corn, churritos, churros, tamales, nachos, and much more.
Mentioned previously in the 8/4/23 ATB are the open-air film screenings taking place across the city all summer! This weekend’s films include:
– Grease at The Oval on Friday at 8pm
– The Super Mario Bros. Movie at Mifflin Square Park on Friday at 8:30pm.
– Falcon Lake at Bartram’s Garden’s Gingko Lawn on Friday at sundown (around 8:30 pm)
– Black Panther: Wakanda Forever at Hart Park in Olde Kensington on Saturday at sundown (around 8:30 pm).
– Clifford The Big Red Dog at Hissey Playground on Saturday at sundown.
– A Thin Line Between Love and Hate, presented by the Philadelphia Film Society, at Cherry Street Pier on Saturday at sundown. (Please note that this particular screening is a 21+ event with a small admission fee.)
