Relevant Commentary, all information Philly (real estate and otherwise), Open Houses, Listings, Happenings, and More — by Jeff “City” Block

Inquirer writer Michaelle Bond wrote a timely and interesting piece on Thursday about agents’ perspectives on how the current rise in COVID-19 cases may affect Philadelphia area real estate. I always love reading Michaelle’s pieces, and she interviewed me for this one. Here is an excerpt discussing the difference between the beginning of the pandemic in Spring 2020 and now:
“One big difference now is we’re in a much better place. Nothing is shutting down. It’s not like everyone is at home,” Block said. “I hope we can see our way through this by just using common sense and being careful and keeping things open.”
He and his team will be prepared to go back to virtual interactions with clients if they have to, he said, “but that’s certainly not the plan.”
I hope everyone has a great weekend.

Triplex | 3,180 SF | Fully Separated Gas, Electric, and Mechanicals | $825,000
Perfect opportunity for a beautifully updated and maintained turn-key triplex in Queen Village. Ideal for an investor looking for a solid ROI in a red-hot area.
All units are currently rented and building brings in $57,180/year in rental income. (Unit 1: 1BD/1bth at $1,470/month. Unit 2: 1BR/1bth at $1,320/month. Unit 3: 1BR plus Den/1.5bth at $1,975/month. All leases automatically renew each year with slight increases in monthly rent).
Building has fully separated gas and electric. Each unit has its own HVAC with Central Air. Each unit has really nice outdoor space. And each unit has excellent space, layout, and light.
The 3rd floor has its own Washer/Dryer in unit and the 1st and 2nd floor units share a washer and dryer in the really clean basement (which also provides excellent storage).
Hancock Street is a quiet tree-lined block (just a single block long), one block from Head House Square and the awesome Society Hill Farmers Market and all of the restaurants and shopping of Queen Village, Society Hill, and South Street. This is a stellar property in an excellent location (98 WalkScore).
