This Week:
My Pre-Marketing Program with a focus on C
ompass Concierge
|
There are multiple stages to the home selling process, and it is my goal to add value for the seller at each one.
Stage One is my pre-marketing program. In Stage Two, marketing expands significantly and showings begin. Stage Three is the vital contract-to-close period. Each stage has multiple steps. I believe preparation, expertise, and experience in all three stages is critical in order to produce the best possible results for my clients.
For now, let’s focus on some of the basics of the pre-marketing period. This includes, but is not limited to:
- Pricing analysis based on detailed market data.
- Cost-Benefit Analysis–evaluating how to best get the home ready for sale and deliver the highest possible net price.
- Preparing the home for sale. I will help organize everything and
Compass will advance all of the funds. No money out of pocket. You pay out of proceeds at closing. No interest. No fees.
- Professional photography.
- Pre-showing publicity to bolster local buzz among audience targets with Compass Coming Soon and social media.
Understanding the financial impact of preparing your home for sale is key. Some of my clients want to do significant work. Some want to do nothing. And most are in between. My goal is that each seller understands the positives and negatives of this cost-benefit analysis, so we can create a precise and detailed plan that is on point and meets your expectations.
I can help organize the process and provide continuing consulting and expertise. This includes logistics, recommending vendors,
providing access to vendors, and timing, to make sure we get the home on the market and get it sold for the highest price.
Another distinctive advantage I can offer is the Compass Concierge Program. Compass will pay upfront for any work you decide to do to prepare for sale. This includes de-cluttering, cleaning, storage, painting, landscaping, repairs, staging, etc. Pretty much anything.
So what’s the bottom line? I have the expertise to add considerable value to your home. Compass pays upfront (No hidden fees, no interest charged). I can recommend contractors as needed and help organize and implement the plan. Your home is primed for sale. We sell faster and for the highest possible price. I know I did my absolute best. You know you chose the right Realtor. This plan, coupled with my expertise,
provides a one-two punch for all homes in any condition.
Please contact me at any time to discuss these stages of the home sale process in more detail or to set up a time for me to view your home.
In the coming weeks, I will discuss other details of my pre-marketing, marketing, and post-contract plans..
Have a great weekend.

Kvelling for K’Far
The pastry chef extraordinaire from Solomonov’s Zahav restaurant just got her own sweet digs. Camille Cogswell is at the helm at K’Far which translates to “village” in Hebrew. This all-day cafe and bakery, inspired by the food, authentic aura and welcoming vibe of Israeli bakeries just opened in Rittenhouse (110 S 19th). Dinner service is coming late summer but for now, try the amazing sweet and savory Borekas or the Kubaneh Toasts (like Avocado with Heirloom Tomato and Schug).
