This Insane Spring Housing Market

I am preparing to put up about six new listings (plus several more as Private Exclusives). Now how does that make sense when I keep saying that Philly’s housing inventory is historically low? Well let’s see what happens and how fast these sell. Part of the low inventory is the historically low Days on Market to match. Things are selling fast. Now not everything, mind you. When we talk low DOMs, we are really referring to an average. Some properties sell before they hit the market, some in a few days, some in a month or two (which seems long now but really is not), and yes, some, for various reasons, hang on the market for more time. It does not mean there is something wrong with such a home, by the way. It could be how it shows. It could be particularly unique features or layout (eventually, there is a lid for every pot), it could be the location, and it could be (almost always is) the price. But I am selling most homes very quickly right now. VERY QUICKLY!

Cherry Blossoms in Philadelphia
Peak bloom time is here for Philly and beautiful cherry blossoms are at their best! Horticulturalists at Shofuso Japanese Cultural Center and Morris Arboretum anticipate that peak blooms will begin this weekend in Philly and last till the 16th. If you’re looking to enjoy these gorgeous displays of pink, purple, and white, here is a list of the ideal spots in the city.
Pair your outdoor exploration with a stop at Parks on Tap (see below) or a virtual event from Shofuso (Saturday).

Parks on Tap at Fairmount Park Horticulture Center
Parks on Tap, Philly’s traveling beer garden, pops up in some scenic spots this season. The garden will be in Fairmount Park this week with socially distanced fun and a fantastic viewing location of some of the park’s cherry blossom trees.
For most of April, Parks on Tap will be outside the Horticulture Center. There you can find comfortable seating, live music, and clean restrooms.
Some specials this month include pours from Two Locals Brewing and Japanese-inspired fare to complement the cherry blossom trees.
