| Hi Readers, This month, Compass is hosting regional networking events for agents, staff, and management called Connecting the Dots. The Philly region’s was this past Wednesday, and it was a blast. It was at our Flagship office at 15th & Walnut. First, in addition to Compass employees from our region (PA, NJ, DE), we had agents from North Carolina, Long Island, Boston, and other locales as well. Second, Compass asked all the teams with private offices in our main office to do something special for our guests, with the idea that agents from outside Center City would go from office to office, meet and greet, and mingle. What a great idea. And I decided that for our City Block Team office, I would do something that I enjoy—quality conversation and quality coffee. Thus, the idea for the “conversation salon” while I brewed and served the same pourover coffee that I make every morning at home. |
| | The pourover coffee setup the night before the event |
| For those who know pourover coffee, it is relatively time-consuming and involved. It includes weighing and grinding the coffee beans, calculating the water weight (17:1 ratio+-), timing and weighing multiple pours, keeping track of flow rates, and so on. It is quite interesting to watch, especially if you really enjoy seeing someone pour 205°F water into a coffee filter. I mean really enthralling stuff.
But seriously, it is a unique process that many people were curious about, and the coffee was outstanding (if I do say so myself). The conversation was great as well. The day was a lot of fun, and I got the chance to meet some really interesting people.
Finally, are there any coffee aficionados out there? Pourovers? Espresso? French Press? Light vs dark roast? Single origin vs blends? I have lots of opinions, and definitely not all conventional, if you’d like to discuss them.
So, whether talking real estate, coffee, Philly sports, restaurants, neighborhoods, or any other topic, the “conversation salon” is always open. Have a great weekend. Best regards, Jeff |

| | | 5 BD | 2.5 BA | 2718 SF | $859,000 |
| This historic 2718 sf, 3-story home c.1921 in the 100+ year old Garden Court neighborhood of University City still has all of its handsome original details – leaded glass, hardwood flooring with decorative borders, beamed ceilings, original woodwork and staircases – and in an unusual window above the brick living room fireplace, a stained glass depiction of a vine or tree which appears to be growing large purple grapes! Up-to-date amenities have been added in recent years, including a cook’s kitchen, newer baths, a/c, plenty of subtle lighting, and modern wiring.
The 4600 block of Larchwood Ave is one of the very best blocks in the neighborhood and in the catchment area for the highly rated K-8 Penn Alexander public school. The front garden begins to come to life in March, and the front porch has space for sitting and admiring the block, maybe waving to the neighbors walking by. Out back is a covered porch with steps leading down to a brick patio and garden beds.
The location is just 2 blocks north of Baltimore Avenue, West Philly’s "main street," which is known for its eclectic restaurants, bars & shops. Two parks - Cedar Park and Clark Park - are close by. If you want to venture farther, hop on the trolley - the ride to center city takes only 15 minutes, stopping at UPenn, Drexel U, and the 30th St. transportation hub along the way. |
