Increasing Home Value with Compass Concierge
|
Compass Concierge can help you increase your home’s value and help it sell as quickly as possible.
I have always done whatever I can to help my clients sell their homes for the highest possible net price. Among the most important, is to help them prepare and present their home in the way that will most appeal to buyers and thus, bring in the strongest offers. This is time-consuming, but the end result is worth it. Seeing the transformation. Hearing the seller exclaim, “I wish we did this years ago,” and then seeing the home jump off the market at a higher price. That is worth all the time and effort for me.
This has long been a mainstay of my marketing strategy, and now, thanks to the Compass Concierge program, I can offer my time and expertise, while Compass actually fronts the money for the seller with no interest and no fees. Here is how it works
:
I excel at recommending improvements to your property that will provide significant bang for the buck (nothing too big, just what is needed to increase your profit). Compass will front the total cost of these projects and seller pays it back from the settlement proceeds. No interest. No fees. This service is included in the basic commission. So, increase your net profit with improvement services like staging, painting, landscaping, decluttering & storage, repairs (of any and all types, big or small), and more (up to $75,000).
A typical scenario—I recommend $10,000 in improvements that will result in a strong Return on Investment (ROI). The seller wants to move forward, I help coordinate the work, and Compass Concierge pays for it upfront. I advised that the $10,000 will likely help increase the property value by between $25,000 and $35,000- a 2.5x to 3.5x ROI. I advise the seller to list their home $35,000 higher than if we did not do the work. It sells for $30,000 higher. I have listings that have increased value $100,000+.
I love working with sellers to help get their home ready. So much that the City Block Team is one of the Top 3 Compass teams nationwide in using the Concierge program.
If you are considering selling your home now or in the future, let’s discuss how to maximize the value.
Thank you and have a great week!
