Life is so busy. Work, family, everything else. So I just wanted to take a moment to say how grateful I am to all my friends and family (especially Kristen, Ari, & Ezra), to my team members and other colleagues, to my clients, and to the vendors who help me so much. I am grateful for my health. I am grateful for the food we have to eat and our home, something I am especially reminded of as I walk the city streets every day. I am grateful to live in Philly, which is such a great city, and in the United States of America.
There will not be an ATB next week, so I just want to wish everyone a wonderful Thanksgiving.

Sophisticated, light-filled corner townhome with one of the city’s larger, private, landscaped patios. This extra-wide and bright home offers 3 bedrooms, an office, two family rooms, and three full baths. One car on-site assigned PARKING included. Hardwood floors and high ceilings including the 19’ double height living room with ceiling to floor glass overlooking the landscaped patio, historic Society Hill homes, mature trees, and IM Pei’s Society Hill Towers.
The 25’ x 40’ brick patio and garden is perfectly elevated, so you can enjoy the light and view while the outside world cannot see in. This garden is professionally landscaped and irrigated, with ample brick patio space for the best in Center City outdoor living and entertaining. The home also enjoys a huge walk-out roof deck.
As a corner home, the light is superb, and the high ceilings, big windows, and transoms throughout accentuate the radiance. Situated in the desirable Cypress Square, these sellers are the original owners of this home, built in 1980. Over the years, they have made significant high-quality upgrades to the property, including tasteful custom built-ins, replacement Pella windows and sliders throughout, a commercial-quality temperature controlled 1,200 bottle wine-cellar, and a 2017 eat-in kitchen renovation featuring modern Poggenpohl cabinetry, Gaggenau and Sub-Zero appliances, and quartz countertops. Excellent storage throughout. Large lower level with ample ceiling height—could be finished if desired. Superbly maintained and upgraded, this home has spectacular space and bones and the best outdoor space. Enjoy balanced light and views of historical architecture all day long.
A+ location with a 98 WalkScore. Walk to all the great restaurants, cafes, and shopping of Society Hill, Old City, Washington Square, and all of Center City, including 2 blocks to the Head House Square Farmers’ Market and less than a half block to Three Bears Park. An outstanding home.
Note No. 1: Parking is Space No 9 and is just outside your rear patio door. 2-Zone HVAC (Hot water heat and Central Air). In the McCall School CATCHMENT, and just two blocks to Saint Peter’s School.
Note No. 2: The home was originally a 4 bedroom, 4 bath. Sellers renovated a primary suite into a family room, and this could readily be converted back if preferred.
