A few random thoughts—
1. Regarding our family trip to DC. Two more thoughts. We had incredible chocolate chip cookies in Georgetown from a place called Levain, originally from NYC, and…drumroll please… is now coming to Rittenhouse Row at 1516 Walnut. Also, the night we had superb Indian take-out in the hotel room, we watched the new movie Wonka. This movie was enjoyable for the grownups and both kids (ages 13 & 8). I will go as far as to say it was my favorite Willy Wonka/Charlie/Chocolate Factory movie ever. Highly recommend.
2. Talking about movies, I also recently saw Holdovers and Oppenheimer. Both were entertaining. I am no movie critic, but thumbs up to both.
3. I really like the song You’re So Vain by Carly Simon. When I was a kid, I always pictured Warren Beaty hearing it for the first time– proud as a peacock while listening to the first stanza, just thinking how awesome he is…
You walked into the party like you were walking onto a yacht
Your hat strategically dipped below one eye
Your scarf it was apricot
You had one eye in the mirror, as you watched yourself gavotte
And all the girls dreamed that they’d be your partner
They’d be your partner and
I mean, “I am just all that…” Beatty must have thought. And then wham…
You’re so vain (you’re so vain)
I bet you think this song is about you
Don’t you, don’t you?
So, while he could later outwardly deny it, you know that he thought that song was about him, right? Anyway, that is what I thought when I was like a 12-year-old, and I still think that when I hear this song four decades later. I have also always wondered if everyone thinks that. Or is it just me?
4. My dad, Richard Block, played that song for me, as well as so many others that I still love to this day. My dad passed away on St Paddy’s Day in 2008, coming up on 16 years. I really miss him.
5. I enjoy the bissextile. Who doesn’t like a whole extra day? I signed a number of documents yesterday, and I got that slight extra thrill of dating them 2/29/2024. Just one of life’s many simple pleasures that I try to appreciate each and every day (or, in this case, every four years).
Anyway, Spring is approaching. I hope you have a great weekend.
Best regards,
Jeff

Germantown’s newest boutique community with four homes ranging in price from $435,000 to $625,000. On one of its prettiest, tree-lined blocks, with old, grand homes on large lots. Originally a stately mansion, and on the Philadelphia Register of Historic Places, it has been brilliantly renovated into four separate townhomes, each with significant outdoor space and 2-Car Parking.
48 E Penn is 1,982 sq. ft. of finished space and offers 2 spacious bedrooms, 2.5 baths, and spectacular windows and natural light. Also includes 2,240 sq. ft. of lovely, dedicated wrap-around outdoor space. The two car parking includes a 500 sq. ft private garage and a driveway space (not tandem). Elegance in its simplicity. These homes are not your standard renovation, finishes, and design. If you are looking for something pristine and that perfectly fits your superb taste, this is it. Designed by the renowned C2 Architecture, each home has a different floorplan to meet your specific needs. But all have huge architectural spaces with beautiful oak floors, high ceilings, significant character, and stunning light. Large, open living areas. Curated finishes and fine custom millwork throughout. Brand new Marvin windows, solid core doors, and white oak hardwood floors throughout with a natural finish. Superb storage including a clean, unfinished basement.
10 YEAR TAX ABATEMENT. Red hot neighborhood. Less than two blocks to Germantown Kitchen Garden, Maker Artisan Pizza, Daaiyah’s Delicious, Uncle Bobbie’s Coffee & Books, Germantown Friends School, Greene Street Friends School, Grumblethorpe, and Howell Park. Quick drive to the new Germantown Weavers Way Co-op (Coming Very Soon!), the Wissahickon trails, Vernon Park, Fernhill Park, and Cloverly Park. Convenient to Center City, East Falls, Manayunk, Mount Airy & Chestnut Hill, and so much more.
NOTES—There is an HOA for insurance, water/sewer, roof maintenance only, and snow removal only. The HOA fee is TBD. Not a condominium. Consists of four homes priced between $435,000 and $625,000 (three 2BRs and one 3BR + office. All with 2-car parking and private outdoor space). The tax abatement for these homes has been APPROVED. HOA Documents available upon request. FINANCING NOTE– Every buyer can receive a $10,000 lender credit on this home.
